NOTICE OF PUBLIC MEETING - BATHURST PLANNING ADVISORY COMMITTEE

PUBLIC NOTICE IS HEREBY GIVEN that the Planning Advisory Committee will be considering the following applications at its next regular meeting.   40 Youghall Drive : Investments Madisco Inc, has made an application to develop the third phase of their residential development. The property in question is zoned Integrated Development (ID). The proposed use is permitted subject to such terms and conditions as may be imposed by the Planning Advisory Committee.   560 Murray Avenue: Foyer Chez Annie has made an application to build three additions on the main building. The building  is presently a 15 bed Special Care Home. With the proposed additions, the applicant wishes to increase the building to a 30 bed facility. The property in question is zoned Residential Density Three (R3). The proposed use is permitted subject to such terms and conditions as may be imposed by the Planning Advisory Committee pursuant to Section 4.2.3 A.(1)(d). One set-back variance is required for the proposed addition, the main building is presently located 75+/- feet from Murray Avenue. The additions in front of the building will be located at 20 feet +/- from the street lot line. The City Zoning By-Law states that “no building may be placed, erected or altered so that it is within 25 feet of a street line”, thus creating a variance of 5 feet for the street set-back .   1938 St-Peter Avenue:  056758 N.B. LTD.  has made an application to build a two storey addition on the main building located at located at 1938 St-Peter Avenue. The addition will be for 10 bachelor units. This property is presently zoned Highway Commercial and hotel, motel and motor inn are permitted. In a Highway Commercial zone apartments are only permitted on the second floor of a commercial building. The Planning Advisory Committee may permit, subject to such terms and conditions as it considers fit; (a) a proposed use of land or a building that is otherwise not permitted under the Zoning By-law if, in its opinion, the proposed use is sufficiently similar to or compatible with a use permitted in the By-law for the zone in which the land or building is situated. Under the City Zoning By-law, the minimum ground floor area for a bachelor unit is 33 square meters. The proposed units will have a ground floor area of 20 square meters, creating a variance for the minimum ground floor area for the bachelor units.   80 Main Street: Residence Le Royal Inc. has made an application to build an addition on the main building. The existing building is presently an apartment complex of 95 units. The proposed expansion will be for 12 additional apartment units, with a section of the proposed building also designed for a Group Home of 14 units. The property in question is zoned “Central Business District (CBD)”. The proposed use (Group Home) is permitted subject to such terms and conditions as may be imposed by the Planning Advisory Committee pursuant to Section 4.3.1 A.(1)(d) (ii) of the City of Bathurst Zoning By-Law.   Anyone wishing to make a presentation before the Committee in regards to this application is invited to inform the Department of Planning and Development before 4:00 p.m. Tuesday, October 16, 2018, at 548-0444. The Planning Advisory Committee will meet at City Hall at 5:15 p.m., Tuesday, October 16, 2018 to consider written objections to the proposed application.  Anyone wishing to address the Committee on the written objections may do so at that time.
